To provide an Energy Performance Certificate (EPC) a significant amount of information will be required from each individual property. This data can readily be obtained by the respective Energy Assessor as part of the required site energy audit. However, time taken to obtain this data can be extensive and to avoid unnecessary costs it is advisable for clients to compile as much data as possible on the building and its operation, prior to the appointment of any EPC Assessor.

In order to enable clients prepare for the impeding legislation OPERON have prepared schedule of data, which the client can readily compile and can be of direct use to an EPC

Assessor and hence reduce any associated costs:

Copies of Property Drawings
Ideally formatted in .dxf to allow import to EPC software. These are to include where possible floor plans, elevations and roof details.

Building Fabric Composition
Details where possible of composition make up to walls, floors and roofs (both internal and external). It is possible to carry out disruptive tests to determine this accurately or to use assumptions based on worst case for the time of construction, but the client may be aware of enhancements which could affect the overall EPC rating.

Letting Requirements
In order to establish the extent of EPC’s required details of the current and intended building use will be required in relation to type of activity, areas to be let to separate tenets and future development plans if any.

Site Location
Details of site address and contact names for access will be required. It should be noted that access will be required to all areas within the property, which will include landlord and tenet areas and it will be assumed that this access will be made available as part of a single visit (i.e. avoiding the need to return to site).

Previous EPC Rating and Building Asset No
If the property already has an EPC it will have been issued with a certificate and will of been registered on the national EPC register. Copies of the existing certificate along with the unique building asset No will be required.

Operation and Maintenance Manuals
In order to assist in how the building services are intended to be operated, a copy of the properties O&M manuals would be helpful. Is it acknowledged that this data is not always readily available and in this case a simple explanation would be preferred.
